San Nicolas

A resort of 115 villas and 117 apartments on the coast at Palasë, behind the Llogara national park. Every villa has two floors, its own pool and a panoramic view of the Ionian, with a five-star hotel, casino and spa below them. It is built at a third of the density around it, which is why the hillside stays green. Developed by Concord Investment; off-plan and part-built, with Phase I completing December 2026.

The villas are typologies; the apartments are units. San Nicolas publishes villa specifications rather than a plot list, so each villa below describes a type of villa available in the resort and not a particular property — plot, orientation, position on the hillside and availability are confirmed on enquiry. The apartments are different: each is a specific apartment on a specific floor, with its own certified sheet. They are priced by the metre rather than by the unit.
