The residence
The largest full-sea-view residence in the release, on the twelfth floor of Building A. The floor plate is a cross: four arms radiating from a central core, and Ghislaine takes three of them. One arm is given entirely to living, dining and kitchen, running out to a rounded window bay at its tip. The other two are bedroom suites, each with its own bathroom and its own outlook. A guest bathroom sits off the entrance hall. 174.1 m² net, 220.43 m² in total — and beyond the glazing, a 122.6 m² veranda scalloped around the building's edge, plus 22 m² of balcony. At this height, in this building, the outlook runs from the Karaburun peninsula round to the town.

Terms
The developer's payment schedule. Instalments follow construction, not the calendar — you pay against work completed and inspected.
The building permit has been obtained and construction begins within 30 days of the developer's rate card. Completion is approximately three years.
Location & setting
Marina Orikum sits in the Gulf of Vlorë — the only marina between the Adriatic and the Ionian, sheltered by the Karaburun peninsula, the island of Sazan and the Llogara national park behind. It has served yachts along both coasts for over twenty years and is being extended to 800 berths, with apartments, villas, a five-star hotel and a promenade of shops and restaurants around it. Vlorë is 100 km from Tirana and 79 km from Saranda, and the new international airport at Vlorë is about to open.
